The Contenders

Norton Commons (Prospect)

Norton Commons is the answer for families who want a walkable small-town feel with new construction options. 600 acres in Prospect, 150+ businesses, three schools, three pools, five-plus playgrounds, and miles of trails. Price reality: $350,000–$700,000+. Premium-priced for what it delivers — and it delivers substantially.

Middletown

Middletown is where a lot of Louisville families end up when they’ve run the math. Larger homes, more yard, eastern JCPS schools including Eastern High School and Hite Elementary. Price reality: $270,000–$370,000. One of the areas where inventory has grown most notably in 2026.

Jeffersontown (J-Town)

J-Town has a community identity that’s genuinely unusual for a Louisville suburb. Gaslight Festival, Pumpkinfest, a real historic downtown core. Bluegrass Commerce Park provides major employment. The Parklands of Floyds Fork offers extensive trail access and nature education. Highly-ranked schools include Jeffersontown High and Tully Elementary. Price reality: $240,000–$340,000.

St. Matthews
